Pictured is the Higdon family. This photograph was taken in the year 1898 in Britain. Who were the Black Victorians? Mainstream history has virtually erased them from our minds and history books. We have been filled with images of slavery in America and across the world, but why is it that this chapter in black history was skipped? Why isn’t it equally common knowledge that in the midst of all of that darkness there was Victorian Britain have been revealed to the public for the very first time.

Black Chronicles II, a photographic exhibition at Rivington Place in East London is currently showcasing over 200 images that explore black presences in Victorian Britain, the majority of which have never been revealed to the public.

Part of “The Missing Chapter” — a three-year project devoted to researching and revealing the earliest imagery of black people in Britain — curators Renée Mussai and Mark Sealy of archive and research centre Autograph ABP have re-introduced a neglected part of history to the public consciousness.

“We have been doing this work around black representation through the prism of photography for 25 years,” says Mussa.

“What we wanted to do with this research project was to expand, if you like, the narrative back to the very early days – to the invention of photography in 1839.”

Going far back in time

The history of black people in Britain is most commonly traced back to 1948, when the “Empire Windrush” ship carried 492 Jamaican passengers to British shores, following an ad in a Jamaican newspaper promising affordable carriage on board for those seeking a new life and work in the UK.

Searching for images taken prior to this moment proved to be both exciting and overwhelming.

“We didn’t know what we would find in the archive.” Mussai exclaims.

“The Hulton Archive didn’t know what they had because they didn’t look at it with this particular remit in mind, and with 80 million records, you can imagine things get lost!”

After extensive rummaging, a wealth of hitherto unknown photographs, carte-de-visites (thin paper photograph mounted on thick paper card), cabinet cards and albumen prints resurfaced.

At one point in history, people of color were included in high society and walked the cobbled streets of Britain. The women wore intricate, voluminous gowns and wore their hair in curls and chignons. The men in suits and fair business. This may not have been the case for all black people in Britain, but for some it was. 

The Victorian Era was ruled under Queen Victoria, an era that is described as an opulent culture, although there were underlying bouts of poverty and child labor. History would like you to believe that black people didn’t arrive in Britain until 1948 during “The Empire Windrush”, when many Jamaican descendants entered the country, but that is not so. There has been proof to suggest otherwise. There is documentation that proves that it wasn’t uncommon to see black faces at a Shakespeare show. We’ve been there all along, humming softly in the background.These images prove that you can’t take mainstream history at face value. Take the time to look behind the curtain and uncover OUR history. Telling someone about God is not the easiest thing in the world. I don’t understand every single thing about Him, I mean, he’s God. I can’t answer you when you ask me how in the heck He was there before there ever was a beginning; my human mind can’t comprehend how that’s even possible. I can’t tell you why bad things happen to good people, I can’t tell you why we are always at conflict with other countries when an all-powerful God could just say “Stop being stupid” and we would all just get along. I don’t have the answers to the world’s toughest questions about God, all I’ve got is faith based on the knowledge that I do have. I do know that God answers prayer, I do know that He gives me peace and strength, and I do know that before God, all I ever did was sit around, get fat off of junk food and feel sorry for myself.

I tell people about God because I want them to know Him like I know Him. I want them to know what it feels like knowing that God comforts us in the storm and protects us from harm. But how do I convey that in spoken form? How do I describe a feeling that’s unlike any other? Most of the time I fail, and then things get awkward.

“God loves you. I know you may not believe in him, but he believes in you!” Cringe. Why did I say that? I used to work at a Fast Food joint, not Hallmark. She turned right around to face me and said, “Alisha, I don’t NOT believe in God, I just don’t go to church. Who told you that I was an atheist?” Ummm awkward! What’s even is worse is the fact that I ratted on my friend and said that she did it. I really didn’t think that through, I should have had more coffee before I decided to open up my big mouth cause for the rest of that week everybody was making fun of how ignorant I was.    

I had another situation where I was trying to witness to someone and I just went right along with their answers so that I could seem relatable. Big mistake. “Yeah,” he said. “I just don’t know if God is real or not. He could be, but he might not be. I just don’t know, so I don’t believe.” I told him that I was right in the same boat as him, which was a lie. I told him the cliche line of “too many things have happened to me for me to not believe,” and the cringe continued. No, my grade A witnessing skills did not make this person desperately want to give his life to The Lord. I wasn’t being truthful, I believe in God and in no way do I have any doubts. There was a time I didn’t, but not now. I don’t know how I thought lying just to seem relatable would do anyone any good.  

I haven’t mastered the arts of genius witnessing tactics, but now I’m realizing that the best way is to live by example. People are going to notice I’m different, people are going to be curious on their own, and then I can tell them what I know and be honest about what I don’t know. Witnessing isn’t about obnoxiously asking them if they want to learn about our Lord and Savior Jesus Christ, it isn’t about making people feel weird or uncomfortable, it’s about leading people to God on their own terms. Let your light shine for itself, people will notice, and when they do, they will find a love like they’ve never known before.

 

What If Your Child Doesn’t Like the Gender GOD Gave Them?

Disclaimer: I acknowledge the fact that this article may be incredibly offensive to some, even those that I call friends. However, this article is in NO way saying that I hate transgender/homosexual people. I love and respect them as humans (and friends!), I just simply don’t support their decision. I want to freely express my views and this article happens to hold a view that has recently been quite controversial in American culture.

You are a parent who loves the LORD and seeks to obey Him in all things, and you raise your children to do the same (Deut 6:6-7). What happens though, when your child tells you that they do not like the gender that GOD gave them? Do you accept them as they are to avoid possibly ostracizing yourself from your child’s life, or do you call the fires of heaven upon them because their dislike of their gender will lead them away from GOD’S truth?

You’re going to have to just pause and really listen to your child. Ask them questions. Hear what they have to say about what they are feeling and believing. You need to remember that you remain an example for your child- if you, a Believer, chooses to speak rashly and say the first things that come to mind (which will most likely be negative) to your child, then you stand a greater chance of losing them. James 1:19 says: So then, my beloved brethren, let every man be swift to hear, slow to speak, slow to wrath; for the wrath of man does not produce the righteousness of GOD. You need to readily listen to your child, you must choose your words carefully and you cannot afford to get angry. After all, you are an ambassador of Christ (2 Cor 5:20), you cannot misrepresent Him.

If anything, be angry at Satan- he is the one influencing your child. Am I saying that your child is possessed and needs an exorcism? No, but you do need to be sensitive to the situation. Satan wants to lead your child away- he seeks to pollute every creation of GOD. Think about it for a moment: why on earth would GOD have your child be born male/female, and then, a few years later when they are able to give voice to their feelings, they believe that they should have been something other than what they are? Do you not know that Satan is a deceiver? Do you understand that all he wants is your destruction? What better way to cause destruction than to separate you from GOD? The Scriptures say this about our adversary: Be sober, be vigilant; because your adversary the devil walks about like a roaring lion, seeking whom he may devour (1 Peter 5:8). Our Heavenly Father will continue to love your child- His love is not dependent on who you are, but who He is- but if they do not realize that being transgender goes against GOD, then they will be lost (it doesn’t have to be permanent).

Our feelings are not reliable, in fact, they can often lead us astray. You may find your child saying: “I don’t feel female, I should have been a male” and vice versa. Once their feelings and thoughts are strong enough and most likely justified by society, then they start to believe that they should be female/male. What makes them feel this way? Let me create a scenario for you: one day you wake up, and a sudden thought just pops into your head. The thought is that you find your neighbor annoying. You didn’t find him annoying yesterday, but you do today. You start to think of all the things that annoy you about your neighbor: he doesn’t close his car door properly, he sometimes talks while chewing gum etc. Now you’re working yourself up with all of these thoughts and feelings, but you have not even stopped to question them. You walk out of your house with these feelings swirling about in you and lo and behold, you see him doing the very things that you find annoying. Now you feel angry at him- why can’t he just shut his car door properly? Why doesn’t he just spit that gum out before talking to people? Doesn’t he know that it’s rude? You’re quite worked up now. The neighbor sees you and waves at you with a smile on his face. Oh, but you’re angry, so you glare at him and storm back into the house, banging the door closed behind you. The neighbor is naturally taken aback by your reaction to his friendly greeting- you were not like this yesterday! One day GOD tells you to speak to your neighbor about Christ, but guess what? Your neighbor does not want to hear anything that you have to say about Jesus because of the way that you once acted towards him. Now you’re questioning yourself- why were you so annoyed with him? Why did you get so angry with him when you really don’t have a problem with him? Do you want to know what happened? You didn’t filter your thoughts! You didn’t stop to think: is this thought mine? Or is it coming from somewhere else? You just accepted that you felt annoyed with your neighbor and then like a wildfire, it got out of control. You took it to another level. Do you know that Satan can put thoughts into your head? He cannot read your thoughts, but he can plant a thought in your mind. Why do you think we were given this Scripture: …casting down arguments and every high thing that exalts itself against the knowledge of God, bringing every thought into captivity to the obedience of Christ (2 Cor 10:5). Jesus said to love your neighbor right? How were you showing love when you chose to accept that negative thought and so treat your neighbor poorly? Do you understand how your thoughts exalted themselves against the knowledge of GOD? By accepting those thoughts and acting out your feelings, you disobeyed GOD and you gave Satan a stronghold in your mind (see 2 Cor 10:4). He planted a thought in your head and sat back to watch you run with it- you did all the work of disobeying GOD.

Let’s use this knowledge to now figure out what is going on with your child.

A thought gets put into your child’s mind- they do not feel male/female. Obviously, they do not think that there is an outside spirit force trying to influence them, therefore they accept the thought as their own: ‘I thought it, therefore it must be mine’. Guess what happens now? Since your child accepted the thought, the devil now has a stronghold in your child’s mind. You see, there are spiritual laws that all spirits must abide by. When GOD tells us not to do something, it’s for a reason! It’s not just about controlling us! When we go against GOD, we give the devil legal ground to afflict us.

Now your child’s mind is the devil’s playground. He is going to continue to inject thoughts contrary to GOD’S Word into your child’s mind. When under such an onslaught, your child has no way of fighting it, not on their own. Eventually, your child will not only be influenced by thoughts alone, but the devil will purposefully put certain people in your child’s life that will convince them that it is okay to feel and believe that lie.

Transgender people say they were assigned a sex that isn’t true to who they are. They will even tell you that it’s not about sexual orientation, how they dress or even surgery. It’s about how they feel inside. Did you know that suicide attempts are significantly quite high for transgender people? In particular for those who went as far as to have a sex change op? Go and research it for yourself. Even such actions as cutting oneself and other activities aimed at bodily harm are reported among transgenders. Now, if they were so certain about what they feel they should be, then why would they want to harm themselves or commit suicide? Professionals will chime in and say that it is a psychological problem, which is partially right- it did start in the mind after all. So they will either seek to align their patient’s thoughts and feelings with their ‘true gender identity’ or prescribe the medication to deal with their troubling thoughts. Do you see how everything revolves around thoughts and feelings? The devil is a master manipulator- we can never know where his blows are going to come from. What is worrying is that his lies have become mainstream truths. This means that GOD’S Word becomes the lie (in their eyes), and all who go against these mainstream truths are hypocritical, judgemental, unloving and dangerous people to society. What a mess.

So what can you, the parent, do? If you cannot reason with your child by using Scripture, then they need to know that you love them unconditionally, but you do not accept them seeking to change their gender in any way. Now it’s time for you to kneel down before the LORD in earnest prayer. You are going to have to pray and use the Word of GOD as a weapon against the forces of evil. Didn’t Paul the Apostle say that we ‘…do not wrestle against flesh and blood, but against the principalities, against powers, against the rulers of the darkness of this age, against spiritual hosts of wickedness in the heavenly places’ (Eph 6:12)? You’re not fighting against your child or even against the people that are trying to influence him/her. No, your fight is against Satan and his demons. They are the ones that are taking your child away, not just from you but from GOD as well. They want your child’s soul, and the only way to get it is to be separated from GOD through sin. When you pray, make sure to fast as well (look to Isaiah 58 to find out what a fast should be like). Prayer, fasting and using GOD’S Word are our weapons against evil principalities- ‘…for the weapons of our warfare are not carnal but mighty in God for pulling down strongholds…’ (2 Cor 10:4).

Some people might say that your child being transgender does not mean that they will be taken away from you, but those are just lies. Your child changes, not only physically (with the help of hormones, the sex op or clothes), but also in personality, beliefs, etc.

If you do not know where to start when using Scripture, read 2 Peter 3:9 and 1Timothy 2:4. These Scriptures tell us that God wants everyone to be saved- that’s the basis of your petition. In 1 John 5:14-15, it tells us that when we ask according to GOD’S will, then He will hear us and that we will have the petitions that we have asked of Him. That’s a promise!

Do not expect your child to change their minds overnight. Continue to pray and believe in GOD. It could take years, but your job is to continue to have faith in GOD and in His promises to us. Do not give up.

Ending Thoughts: The devil will most certainly try to deter you in any way that he can. His most powerful weapons against us are fear and doubt. Jesus has the victory (Col 2:15), so all he can do is try to get us to think contrary to GOD’S Word.

When in doubt, look to Luke 10:19 and Acts 16:31, and for fear, look to 2 Timothy 1:7. There are many other Scriptures that you can use, these are just the main ones that I use when I go into open warfare against the devil. Get deep into the Scriptures and study them. If you do not understand something, then ask GOD for wisdom according to James 1:5, but do not doubt, for if you doubt, do not expect to receive anything from GOD (James 1:6-8).

The oral tradition begins our discussion today.  You have to start with the presumption, How did Christ become God?  The phrases used in years gone past is the historical Jesus and The Christ of faith in the New Testament.  The argument goes that the historical Jesus is factually correct but the Church made Christ into a God.  How do we resolve these issues?

How do you prove that the historical Jesus is the same as the Christ of Faith?  We already have evidence that historical Jesus lived and walked the earth.  This was well documented in the previous blog, Did Christ live? Just because you can not prove something does not mean it is not true.

Most cultures even today teach by oral tradition, word of mouth.  During the time of Jesus, nobody could read or write they were illiterate on this point. Does not mean they were stupid. This means that during Jesus time you had an event, then that event was retold over and over again.   Rabbinical teaching would teach by word of mouth, retelling the event over and over again, till the student would remember it and was able to pass it along to others.  This way the student could memorize large portions of the Torah.

In an oral society there are three ways to retell an event;

  1. Informal uncontrolled, which means anyone could tell the event with no controls as to the accuracy of the story.
  2. Formal control, this meant that only the Rabbinical priest could retell the story.
  3. Informal control, this meant during the first century of Christ the apostles or disciples would retell the story.  This is where you see the different versions of events in the gospels between Matthew, Mark or Luke.  However, if you were retelling an event.  You had respected folks in the community that would correct you on your story.  Perhaps they were an eyewitness to something or that was not the way they were taught. So you have differences in the story but it does not take away the core of the story.  It stays factually true.

During the times of Christ in America as early as the 18th-century children were taught to memorize the entire Bible by their parents and the schools. Just a footnote.

We can all remember a core event like when America landed on the moon.  We can retell the core of the story but perhaps not who the astronauts were.  However, in a corporate pool, you have more folks remembering and coming closer to the truth.  It takes on its own life. The core of the story does not change the morality of it.  This was the same mechanisms in place during the time of Christ.

It must be noted that during the first century their memorization skills vastly outpaced ours nowadays.  Everyday life had to be memorized not like today where we write everything down.  Coupled with the fact as it states in John 14: 26,

“But the Comforter, which is the Holy Ghost, whom the Father will send in my name, he shall teach you all things, and bring all things to your remembrance, whatsoever I have said unto you”.

I believe the Holy Spirit would have made sure the stories retained their accuracy.  So can we trust the gospels with their variations?  I would have to say yes.

Do We Know Who Wrote the Gospels?  We have seen that in an oral society as was the case with Jesus in the first century.  There were rigid traditions in place to safeguard the accuracy of the events.  Keep this in mind when we look at the authorship of the 4 gospels.  The church just would not have assigned just anybody’s name to the different synoptic gospels.  Without having clear evidence of authorship at hand.

That has to be the foremost question in the belief for the existence of Christ.  Did he live? To defend your belief the first question is was He real, did He live where is the proof?  You have sat too long in the church not knowing what or why you believe only that someone with a college degree is telling you the truth.

Did Christ live I am going to give you 12 outside sources that attest to Christ life? The first one comes from Josephus Flavius a first century Jew that wrote for the Roman Empire.

The Talmud contains passages that some scholars have concluded are references to Christian traditions about Jesus (through mentions of an individual called “Yeshu”, a derivative of Jesus’ Aramaic name Yeshua)

The next one is Tacitus

The Roman historian and senator Tacitus referred to Christ, his execution by Pontius Pilate, and the existence of early Christians in Rome in one page of his final work, Annals (written ca. AD 116), book 15, chapter 44.

The context of the passage is the six-day Great Fire of Rome that burned much of the city in AD 64 during the reign of Roman Emperor Nero. The passage is one of the earliest non-Christian references to the origins of Christianity, the execution of Christ described in the canonical gospels, and the presence and persecution of Christians in 1st-century Rome.

Scholars generally consider Tacitus’ reference to the execution of Jesus by Pontius Pilate to be both authentic, and of historical value as an independent Roman source.

Historian Ronald Mellor has stated that the Annals is “Tacitus’s crowning achievement” which represents the “pinnacle of Roman historical writing”.Scholars view it as establishing three separate facts about Rome around AD 60:  that there were a sizable number of Christians in Rome at the time,  that it was possible to distinguish between Christians and Jews in Rome, and  that at the time pagans made a connection between Christianity in Rome and its origin in Roman Judea.

  2. Some people believed Him to be the Messiah.
  3. He had many disciples from both Jews and Gentiles.
  4. He was condemned to death by crucifixion under Pontius Pilate.
  5. His disciples testified that Jesus rose from the dead three days after His death.
  6. His disciples proclaimed the resurrection of Christ.

They were in the habit of meeting on a certain fixed day before it was light, when they sang in alternate verses a hymn to Christ, as to a god, and bound themselves by a solemn oath, not to do any wicked deeds, but never to commit any fraud, theft or adultery, never to falsify their word, nor deny a trust when they should be called upon to deliver it up; after which it was their custom to separate, and then reassemble to partake of food—but food of an ordinary and innocent kind.

Jesus had come from a village in Judea and was the son of a poor Jewess who gained her living by the work of her own hands. His mother had been turned out of doors by her husband, who was a carpenter by trade, on being convicted of adultery [with a soldier named Panthra (i.32)]. Being thus driven away by her husband, and wandering about in disgrace, she gave birth to Jesus, a bastard. Jesus, on account of his poverty, was hired out to go to Egypt. While there he acquired certain (magical) powers which Egyptians pride themselves on possessing. He returned home highly elated at possessing these powers, and on the strength of them gave himself out to be a god.

What else can we say, when the wise are forcibly dragged off by tyrants, their wisdom is captured by insults, and their minds are oppressed and without defense? What advantage did the Athenians gain from murdering Socrates? Famine and plague came upon them as a punishment for their crime. What advantage did the men of Samos gain from burning Pythagoras? In a moment their land was covered with sand. What advantage did the Jews gain from executing their wise king? It was just after that their kingdom was abolished. God justly avenged these three wise men: the Athenians died of hunger; the Sumerians were overwhelmed by the sea and the Jews, desolate and driven from their own kingdom, live in complete dispersion. But Socrates is not dead, because of Plato; neither is Pythagoras, because of the statue of Juno; nor is the wise king, because of the “new law” he laid down.

These are 12 of the great historians of the 1st thru the 2rd-century folks who acknowledge that Christ lived.  The historical Christ and the Christ of Faith.

She’s Interested and He’s Not Pursuing

There’s a joke going around: men in the church are like parking spaces. The good ones are either already taken — or they’re handicapped.

Houston, we have a problem. It’s a problem that will require all of our effort, courage, confidence and creativity to solve.

Christianity is the largest religion in the world, claiming 2.2 billion of the world’s 6.9 billion people, as of last year and dating is a big deal for most young Christians. However, ask any young woman what the Christian dating scene is like these days.

“Christian men … ugh.”  Grim. Impossible. Slim pickings they’ll  say.

Young Christian men simply won’t commit, they’ll  say and if you’re lucky they’ll  call once – never to be heard from again.

And the churchgoing men who are available? Well, there’s a reason they’re single.

“Usually, he respects or admires the godly young woman (or, other people in his Church think he should admire her more), and yet he’s not physically attracted to her. She’s not his “type,” he says.”

So why are all the single Christian ladies having trouble finding single Christian guys for companionship and romance?  A plethora of Christian dating websites, books, blogs, advice columns, and magazine articles have surfaced in the last few years, attempting to give Christian young women some helpful tips for snagging a godly man and achieving that much-desired state of wedded bliss.

  • Date for at least a year.
  • Don’t kiss before you’re married.
  • Be careful how much time you spend together.
  • Date a bunch of people before getting serious.
  • Don’t unless you are ready to move in the direction of marriage.  

It’s not terrible advice— waiting until marriage takes work. But here’s the thing: Relationships take work.  However, while most Chrisitan ladies have internal regulations in the form of our Spirit inspired convictions and knowledge of the Bible, it does not seem to be enough?

Could it be that we screened all the godly young men out of church as boys?  

Probably not entirely, as according to Mark Regenerus, a sociology professor at the University of Texas, young single women in the church outnumber young single men by a three-to-two ratio.

That’s right ladies, you’re not imagining it: there’s a severe shortage of single men in the church. Not just here in the U.S., but also around the world.

A young godly man knows he’s a catch – particularly if he’s dedicated to his faith, good looking and works out and there are hardly any other man is his Church. With each week that passes, he’s presented with a congregation full of single women. Most haven’t been on a date in a while. He has his pick of the bunch.

There’s even a joke about the gender imbalance. It goes like this:

“Men in the church are like parking spaces. All the good ones are either already taken, or they’re handicapped.”

Furthermore, it has been confirmed that the supply of young women grows with each passing year.

So whats the solution?

God Will Orchestrate the Love Story

Do you find yourself becoming resentful that God is withholding something from you?

  • Still waiting to find the man of your dreams
  • Your greatest desire is to have a baby
  • You want to experience the joy of being “equally yoked” with a godly husband

Desperation is dangerous because it focuses on self: What I want. What I must have. What I cannot live without. Firstly,  if and when the time comes for you to be married, God will orchestrate the love story. But in the meantime, your focus is to be on serving God and pouring your life out for God, not on getting serious about getting married. The timing is up to God, not you.

Singled Out in Church

Secondly, research shows that single men are more likely to attend churches that fit the following profile:

  • Large
  • Headed by a male pastor who’s bold and outspoken
  • Offers intentional male discipleship
  • Worship service is done in under 90 minutes

Apart from salvation, there is perhaps a way that the concept “God helps those who help themselves” is correct. We’re not suggesting you switch churches over this issue. It probably wouldn’t hurt to visit another church once in awhile – especially if your church offers nothing for singles.

Also remember that there are actually some Christ-men out there who are praying and hoping for a set-apart young woman – one who is not following after the trends of the culture, or who are not wallowing around in discontentment or on the constant prowl for a guy.

The New Day: How Should I Think About My Failures?

Everyone wants to be a success. I have never met anyone who purposely set out to be a failure. Undoubtedly, this is why so much has been written on the topic “How to be a Success” and why these books are so popular.

However, The New Day daily newspaper closed just nine weeks after launching, Trinity Mirror confirms.

The New Day was a British compact daily newspaper published by Trinity Mirror, launched on 29 February 2016. It was aimed at a middle-aged female audience and was politically neutral. The editor, Alison Phillips, intended readers to get through the newspaper in under 30 minutes.

The new paper was initially available for 25p for two weeks, then rising to 50p.  Two million copies of the New Day was  given away on the first day, as the turquoise-branded upstart attempted to spark a revival in readership and gain ground against the mid-market Mail and Express offline.

Arrogance about their own ability to rescue a situation can prevent leaders from changing course

The New Day had no leading articles, no website, and columnists  and believed it could successfully  drag readers back to print?  The sad truth is that it did not attract enough attention and  failed to create  a daily newspaper that could  co-exist in the  digital age, especially as tabloids and broadsheets continue to  suffer a significant circulation decline.

Shareholders at Trinity Mirror’s annual meeting called the failure “demoralising”. Analysts said it was “embarrassing”.

Assume for a moment that the leaders of The New Day  had no idea  about the changes swamping the print media as a result of the digital revolution,  and carelessly  decided to invest  millions into the venture without undertaking a risk assessment and  also decided to  ignore every indication that the paper was failing.  That would have been embarrassing and demoralising.

However, the leaders decided to fail quickly and  shut down the project they  started.

Abandonment is a rare, difficult and a valuable management skill. The natural instinct of most people is to persist, particularly  when the project is a collective commitment, as most corporate ventures are,  but then  it becomes even harder to hit the red “stop” button.

The New Day’s editor, Alison Phillips, said in a statement posted on Facebook that the team “tried everything we could” but were unable to reach the figures needed to make it work financially.

We dread failure. We don’t like talking about it. Some of us will internalise and rethink our failures in our heads time and time again. Others will swipe them away, moving onto the next thing immediately. In the public, we prefer sweeping our failures under the rug, silently, while nobody is watching.

While this might save our feelings momentarily, this is not the way learn and innovate.

Has Nigeria Become the World’s Junk Yard of Abandoned and Failed Mega Projects worth Billions?

The Nigerian construction industry is mostly concerned with the development and provision of projects such as roads, bridges, railways, residential  and commercial real estates, and the  maintenance necessary for the socio-economic developments contributes immensely to the Nigerian economic growth (Bureau of Statistics, 2015). Butcher and demmers (2003) described projects as an idea which begins and ends by filling a need. However, a project fails when its idea ends without meeting the needs and expectations of its stakeholders.

Nigeria Has Become the World’s Junk – Yard of Abandoned and Failed Projects worth Billions of Naira!

Hanachor (2013), revealed that projects form part of the basis for assessing a country’s development. However,  a damming  report from the Abandoned Projects Audit Commission which was set up by the Ex-President Goodluck Jonathan in 2011 revealed that 11,886 federal government projects were abandoned in the past 40 years across Nigerian  (Abimbola, 2012). This confirmed the assertion by Osemenan (1987) “that Nigeria has become the world’s junk –yard of abandoned and failed projects worth billions of naira”.

Abandoned projects including building and other civil engineering infrastructure development projects now litter  the  whole of Nigeria.

Physical projects do not only provide the means of making life more meaningful for members of the community where the projects are located, successful  projects also  result in  empowerment and collective action towards self improvement (Hanachor, 2013).  

This Issue of Abandonment Has Been Left Without Adequate Attention for Too Long, and Is Now Having a Multiplier Effect on the Construction Industry in Particular and the Nigeria’s National Economy as a Whole. (Kotngora, 1993)

PROJECT FAILURE

Project Failure might mean a different thing to different stakeholders. A project that seemed successful to one stakeholder may be a total failure to another (Toor and Ogunlana, 2008). Some stakeholders, more especially the project users and some private owners, think of failed projects as a situation where a completed building project collapsed, a situation where by a completed dam project stopped working after few days of completion, or a completed road project that broke down after few months of completion. Other experienced stakeholders, such as engineers  and  architects  conform to the iron triangle by Atkinson (1999) which states that the most strategically important measures of project failure are “time overrun”, “cost overrun”, and “poor quality”.

Turner (1993) noted that a project fails when the project specifications are not delivered within budget and on time;   the project fails to achieve its stated business purpose; the project did not meet the pre-stated objectives; the project fails to satisfy the needs of the project team and supporters; and the project fails to satisfy the need of the users and other stakeholders. Lim and Mohamed (1999) cited in Toor and Ogunlana (2009) clarified that there are two possible view points to project failure namely; the macro-level and the micro-level. They further explained that the macro view point reviews  if the original objectives and concepts of the project was met. Usually the end users and the project beneficiaries are the ones looking at the project failure from the macro view point, where as the project design team, the consultants, contractors, and suppliers review projects from a micro view point focusing on  time of delivery, budget, and poor quality.  

In the early 1990s, the failure as well as the success of any project was determined by the project duration, monetary cost, and the performance of the project (Idrus, Sodangi, and Husin, 2011). Belout and Gauvrean (2004), also confirmed that the project management triangle based on schedule, cost, and technical performance is the most useful in determining the failure of a project. Moreover, a project is considered as an achievement of specific objectives, which involves series of activities and tasks which consume resources, are completed within specifications, and have a definite start and end time (Muns and Bjeirmi 1996, cited in Toor and Ogunlana, 2009). Reiss (1993) in his suggestion stated that a project is a human activity that achieves a clear objective against a time scale. Wright (1997) taking the view of clients, suggested that time and budget are the only two important parameters of a project which determines if a project is successful or failed. Nevertheless, many other writers such as Turner, Morris and Hough, wateridge, dewit, McCoy, Pinto and Slevin, saarinen and Ballantine all cited in Atkinson (1999), agreed that cost, time, and quality are all success as well as failure criteria of a project, and are not to be used   exclusively.

FACTORS OF PROJECT FAILURE

Cookie-Davies (2002) stated the difference between the success criteria and the failure factors. He   stated that failure factors are those which contributed towards the failure of a project while success criteria are the measures by which the failure of a project will be judged. The factors constituting the failure criteria are commonly referred to as the key performance indicators (KPIs).  

Time   and Cost Overrun

The time factor of project failure cannot be discussed without mentioning cost. This is because the time spent on construction projects has a cost attached to it. Al-Khali and Al-Ghafly, (1999); Aibinu and Jagboro, (2002) confirmed that time overrun in construction projects do not only result in cost overrun and poor quality but also result in greater disputes, abandonment and protracted litigation by the project parties. Therefore, focus on reducing the Time overrun helps to reduce resource spent on heavy litigation processes in the construction industry (Phua and Rowlinson, 2003). Most times, the time overrun of a project does not allow resultant system and benefits of the project to be taking into consideration (Atkinson, 1999). Once a project exceeds the contract time, it does not matter anymore if the project was finally abandoned or completed at the same cost and quality specified on the original contract document, the project has failed. Furthermore, Assaf and Al-Hejji, (2006) noted that time overrun means loss of owner’s revenue due to unavailability of the commercial facilities on time, and contractors may also suffers from higher over heads, material and labour costs.

Poor quality/Technical Performance

The word “Performance” has a different meaning which depends on the context it is being used and it  can also be referred to as quality. Performance can be generally defined as effectiveness (doing the right thing), and efficiency (doing it right) (Idrus and Sodangi, 2010). Based on this definition of performance, at the project level, it simply means that a completed project  meets fulfilled the stakeholder  requirements in the business case.

CAUSES OF PROJECT FAILURE

A lot of research studies have investigated the reasons for project failures, and why projects continue to be described as failing despite improved  management. Odeh and Baltaineh, 2002; Arain and   Law, 2003; Abdul-Rahman et al., 2006; Sambasivan and Soon, 2007; all cited in Toor and Ogunlana, 2008, pointed out the major causes of project failures as Inadequate procurement method; poor funding and availability of resources; descripancies between design and construction; lack of project management practices; and communication lapses

The contract/procurement method

A result obtained from two construction projects which were done by the same  contractor but using different procurement methods showed that rework, on the design part which occurs when the activities and materials order are different from those specified on the original contract document, makes it difficult for the project to finish on the expected time (Idrus, Sodangi, and Husin, 2011). This is as a result of non-collaboration and integration between the design team, contractor, and tier suppliers. The rework on the design portion has a huge impact on  project failure leading to the time overrun.  The traditional method of procurement has inadequate  flexibility  required  to facilitate late changes to  the project design once the design phase of the construction project has been concluded.

Nigerian most widely used procurement method is the traditional method of procurement (design-bid-construct) which has been confirmed to be less effective to successfully delivery of a construction project (Dim and Ezeabasili, 2015). And, the world bank country procurement assessment report (2000) cited in Anigbogu and Shwarka, (2011) reported that about 50% of projects in Nigeria are dead even before they commence because they were designed to fail.

The way the construction projects are contracted, in addition to the way the contracts are delivered, contributes to the causes of projects failure. Particularly, among the methods of project contracting is lump-sum or a fixed-price contracting method, in which the contractor agrees to deliver a construction project at a fixed price. The fixed-price contract can be low-bid or not however, once the contract cost has been agreed upon the contract award, it cannot be changed. And, contractors are expected to honor and deliver the contract agreement, failure to do so can result  in a  breach of contract which can result in the contractor being  prosecuted.  

Awarding a contract to an unqualified personnel also contributes to project failures. When a contractor places more emphasis on money and the mobilization fee after a construction project has been initiated instead of getting the right workforce and skilled professionals that will execute the project. Instead the workforce chosen will often not be base on competence and required skills rather it will be based on availability. Moreover, poor strategy and planning by contractors who have overloaded with work  also contributed to one of the causes of project failure.

Poor funding/Budget Planning

A lot of public projects in the Nigerian construction industry failed as a result inadequate funding, and the difference between the national annual budget and the budget actual released. Most of the Nigerian public projects are signed  even before the actual release of the national budget. The difference in budget of the contracted project and the actual budget release can get the contracted company stuck as a result of inflation of prices, scarcity of construction material at the time of the budget release and mobilization to site. Also  un-planned scope of work which can be as a result of the contractor working on another contract when he is called back  to  mobilization to start work. Moreover, poor budget planning is a regular mistake made by some contractors by not undertaking feasibility assessments  before starting the design. The construction project should be planned according to the available resources and not according to the unrealistic expectations a  client has in mind.

Discrepancies  Between the Design and Construction

Limited  collaboration between the contractors, engineers, and the architect results in discrepancies between the project designs and construction on site, and further leads to rework. Changes on a project designs, and changing to the scope of work in the middle of construction processes on site can be dangerous, and can lead to time overrun, increase in cost, and most of all can lead to abandonment. Moreover, many cases have been seen where the designs from the architects are not buildable  on site, while   In some cases, most contractors are unable to adequately specify the scope of work for the construction processes on site. Therefore any default on the design by the architect can be an opportunity for the contractor to make more money which might cause the project duration to exceed the time specified on the contract document.

RESEARCH METHODOLOGY

This research starts with a general reasoning or theory which says that the major cases of project failure in the Nigerian construction industry are defined based on time overrun and cost overrun. The findings from the data analysis will help on the decision to accept the theory or not. The research data was collected from the progress report for the month ending of October, 2015 published by the Nigeria of Federal Ministry of works on thirty-nine on-going highway construction projects at the South-South geopolitical zone. The table 1 below shows the information on the data collected which comprises of the project title, contract Number, project description, the contractor that was awarded the projects, the date of project commencement, date of completion and the extended date if any. The scheduled time for each project was specified as follows: project commencement date labeled as “a”,   project completion date labeled as “b”, and the extended date labeled as “c”.

DATA ANALYSIS

The data analysis was done with the use of Microsoft excel. The analysis started by obtaining the number of days between the date of commencement of each project and the date of completion to show the duration of each highway project. And, the number of days between the project completion date and the extension date showed the time-overrun. The project duration and the extended days were obtained with the use of NETWORKDAYS function in Microsoft Excel which calculates the number of working days between two dates excluding weekends and any dates identified as holidays.

The standard deviation between the specified project duration for each highway projects and the extended days was calculated to obtain the extent to which each highway project contract failed on its time of delivery. This was denoted as the degree of failure. The table 1 above showed the projects ranking which was done based on the degree of failure of all the highway projects. The highway projects that were ranked from one to sixteen have low degree of failure and are represented with green color, while the rest are those with high degree of failure and are represented with red color.

FINDINGS

The findings made showed that the successfully completed highway projects have no extended days or time overrun, and the successful on-going highway projects are still on schedule and have no extended days unlike the on-going highway projects that have already failed as a result of the extended dates. Other projects have been abandoned because they have exceeded the delivery date as specified on the contract document, and have no extended date of completion. Thus, no work is going on.

Figure 2 above showed that 14% of highway projects are still on-going projects because they have not exceeded the original date of completion as specified on the contract document. However, they are heading towards failure because they have been given an extended date of completion which can be as a result of some critical activities running behind schedule, causing delay on the critical path network of the projects. Moreover, the other 86% completely failed because they have exceeded their completion date specified on the contract document.

The figure 3 above showed that 63% of the successful highway projects are still on-going because they have not exceed their completion dates, and they are not yet completed. However, those on-going highway projects might end up as failed projects as a result of poor funding, discrepancy between the design and the construction on site, and conflict between the construction parties or stakeholders.

CONCLUSION AND RECOMMENDATION

The idea of knowing what a failed project is, the factors and the causes is very important in project management. Success in project management can neither be achieved nor measured without the knowledge of project failure, its factors, and causes in the Nigerian construction industries. This work has shown that project failure is as a result of exceeded time of delivery, cost overrun, and poor quality. However, the analysis was only done based on exceeded time of project delivery because of the nature of the data collected.

This work suggested a few approaches to help reduce the number of failed projects in the Nigerian construction industry if properly implemented. Firstly, Having good collaboration between the project stakeholders involved in a construction project at the early stage of project conception is most important in order to accomplish the project objectives, and deliver the project on time, within budget, and quality specified on the original contract document (Othman, 2006).

Secondly, Adopting the ISO 9000 technique which is used for quality management will also help in achieving a successful project delivery. This technique states “ say what you will do, and do what you said” or “say as you will do it, and do it as you said”. This technique is not an indication of high quality but it promotes control and consistency which leads to specialization, and improved productivity and quality. Also, adopting the principles of lean construction will help to reduce waste within the construction and stream-line activities in order to improve the on-time delivery of projects.

Thirdly, Learning from the precedent failed projects, how those projects failed, and the reason for their failures. This will help the project manager  to plan and mitigate the risks of project failures in the future. And, finally, more seminars and workshops will help to educate and enlighten clients (the federal government representatives), users, contractors, engineers, and architects on what is project failure, the factors that contributes to abundant failed projects, and their causes.

Why Should I Hire a Project Manager for My Church Project?

Is it worth hiring a project manager when any seemingly knowledgeable pastor or church member might do?

The truth is, project managers can be a valuable asset to any organization. Whereas the average church member who is only familiar with certain tasks might be overwhelmed by the complexity of major organizational assignments, project managers are trained to handle programs with elaborate factors such as high budgets, increased manpower and layers of duties.

On the flip side, some professional bodies disagree, arguing that professionals like pastors, marketers, and accountants are able to manage projects just as well as any project manager with some effort.

“It’s a raging debate,” said Tony Marks, author of the 20:20 Project Management guide.

“Some industries, such as oil and gas, are hesitant to hire outside project management specialists because they may lack industry knowledge. Instead, these industries prefer to employ technical experts and put them through project management training.”

“The danger is that these  people  are more likely to get  sucked into their comfort zone dealing with the nitty-gritty and technical detail they understand and are fascinated by when they should be managing the project,” said Tony Marks.

In addition to being trained to juggle tasks efficiently, project managers spend an enormous amount of time honing their skills. Much more goes into the craft than obtaining Prince2 or APM certifications.

According to Mike Savage of Thales Training and Consultancy, the International Project Management Association requires its professionals to have at least 15 years of experience and training. The association has four grades from D to A. At the A level, project managers must have a minimum of five years project management experience, five years of program management and five years of portfolio management.

But just because there are individuals specializing in project management doesn’t mean non-specialists can’t learn the techniques as well. Ian Clarkson of training course provider QA encourages everyone to learn project management practices.

“The skills, leadership, planning and stakeholder engagement techniques are vital to all disciplines,” he said.

“Projects which are run by engineers with project management training are less likely to be successful than the reverse,” said Lloyd’s Register energy program director Roger Clutton. “If there is a lack of technical expertise that will show up in the risk assessment. But a lack of project management skills is much less likely to be detected.”

With that, it seems that the argument on whether or not hiring an outside project management is necessary will continue. But the debate only seems relevant to rival professions as there is projected to be 15 million new project management jobs within the decade. (Source: Project Management Institute).

No matter how you look at it, though, it seems that trained and experienced project managers  must be  worth their weight in gold.

Most project managers know  the importance of requirements management. Without a solid foundation and grounding in the subject, requirements management quickly turns towards the complex and difficult side.

Why Manage Requirements?

In the final analysis, all projects are completely driven by requirements.  Requirements are usually not cast in stone. Stakeholders gather insights and more knowledge of their true needs with time. This means that they can  change their minds about requirements, no matter how late in the game. Requirements should therefore be managed proactively in anticipation of change.

However, if requirement definitions are not set up properly in the first place, expect that the quality of delivery will suffer, along with more schedule delays than imagined, and   a big drain on the budget.

Broad project requirements help to establish a baseline for objectives. Subsequent change requests would thus require approval by the right authority; a change control board is usually set up to investigate and approve changes to requirements. The objective of baselining is not to prevent or discourage changes, but to ensure that approved changes are relevant and deserve the priorities  assigned to them.

The simplest way for project managers to reduce the probability of missing critical requirements is to hold requirements review sessions  to ensure that stakeholders understand the requirements and that any ambiguities, inconsistencies and omissions are identified and addressed to facilitate requirements approval or sign-off.

However, when inaccurate requirements are in play, team members end up reworking those activities multiple times. The only sensible course of action is to deliver requirements up front in an accurate manner. That way team members will be able to immediately identify any missing components early in the project lifecycle.

It’s vitally important to employ tools designed to assess requirement quality at the beginning of the project. These tools will help to identify any requirements that are vague or missing early enough to improve the changes of success for the project. Even simple tools like guidelines and checklists can solve major problems later on. You may also consider automated tools, depending on your level of technical expertise.

Requirements that meet the “good” standard are ones that anyone can easily evaluate to quickly and clearly determine that all the needs have been accurately met by the project.

The common criteria used by project teams to properly evaluate requirements is as follows:

Verifiable: Ensure that all deliverables are able to be evaluated to ensure they have met all necessary requirements. Verification techniques such as modelling, analysis, review by experts, simulations, and demonstrations or testing.

Testable: Requirements are able to be assessed using the most basic of all criteria. This includes quantitative measurement like “pass or fail.”

Traceable: Requirements should be tagged to specific sources. Examples are compliance requirements, best practices, industry standards, and use cases.

Clarity: All statements should be presented in unambiguous ways so the cannot be interpreted differently by different team members.

Bad Requirements

Bad requirements are marked by their incompleteness and lack of clarity. They are hard to understand and implement. They generally possess these characteristics:

Inconsistency: Without clarity, you’ll find requirements that are in conflict with other requirements! This is very frustrating because there’s no way that either one will ever be satisfied.

Non-valid: These are requirements that team members simply cannot understand. They will never be able to accurately assess or approve non-valid requirements.

Non-ranked: These requirements have not been correctly prioritised. Without proper ranking, it’s difficult for team members to be able to assess them properly.

The risk to the project not meeting the clients expectations  is not something that will ever be entirely removed. However, having a specific criteria upon which to benchmark a project is a great way to reduce this risk.

Risks fall into two main categories. Systemic risk is inherent to the nature of the work and cannot be avoided. The non-systemic risk is a bit different and relates from the activities in the project itself. One of the greatest of all non-systemic risks is that of bad requirements management.

Teams that wish to reduce the risk of the  project not meeting the clients expectations substantially are best served by establishing specific requirements in the initial stages. Common goals like being “on time and on budget” while maintaining a high level of quality will require dedication from teams members who have eliminated as much non-systemic risk as possible.

When you’re next involved in a project where requirements come up in a discussion, always pay careful attention to the good, the bad, and the ugly that could  result without proper due care and attention.

9 Suggestions for Overcoming Barriers to Good Design When Using Modern Methods of Construction (Mmc)

The term ‘Modern Methods of Construction’ (MMC)  embraces a range of technologies involving various forms  of prefabrication and off-site assembly.

MMC is increasingly regarded as a realistic means of  improving quality, reducing time spent on-site, improving  on-site safety and addressing skills shortages in the  construction of UK housing.

The variety of systems now available potentially allows the  designer enough choice to sidestep problems deriving  from constraints posed by the use of any one method.  MMC systems, from closed-panel timber framed  systems to bathroom pods are a palette from which  designers can make choices. They are not necessarily  stand-alone solutions that anticipate all the needs of  an individual site and can be mixed and matched  as appropriate.

These limitations are not obstacles to achieving the good design in MMC-based schemes, but may hinder  the incorporation of more complex and innovative  types of MMC from which greater overall benefits  may be obtained  which  are considered under the  following headings:

1. COST UNCERTAINTY

There is no doubt that, given products of comparable  performance the key issue in purchases of MMC construction  systems is the price. At present not enough is known  about the potential costs of using volumetric and  closed panel systems to enable confident specification  at an early date. This inhibits designers from exploring  the full potential of MMC systems. This is particularly true of the less repetitive,  small, one-off scheme, where a smaller margin  of benefits is gained from using MMC. The principal  barrier to the uptake of MMC, therefore, seems  to be the perception of cost uncertainty with respect to using more complex systems.  Without doing substantial project-specific research,  consultants and their clients simply do not know with  enough degree of certainty how much the volumetric or  closed panel systems are likely to cost, and what  would be the savings to overall project costs produced  by potential speed gains to offset against increased  capital expenditure.

This is due to the complexity of assessing the ratio of  cost of repetitive elements where pricing is relatively  straightforward to the cost of adjusting elements or  building in another method for the abnormal condition.  Decisions to use innovative systems are likely to be  made once designs are well progressed to enable  teams to be more certain of costs. This can increase  the potential for change or result in design compromise  as the designer attempts to incorporate the specific  limitations of a particular system in their design.

In an attempt to improve this situation, the MMC consultant and or clients  could  pull together a  directory of MMC  expanded to include cost comparison data. The huge  range of variables involved inevitably makes this  difficult, but a database of current construction cost  information  would be an  invaluable resource.

2. PLANNING PROCESS AND EARLY COMMITMENT  TO A SYSTEM

The time it can take to obtain planning permission has  obvious implications both for project cost but also, in  some circumstances, for architectural  design innovation.

Most of the more complex types of MMC have an  impact on dimensioning, the choice of external finish  and detailing may have some effect on the buildings  mass. Therefore,  the construction system should be  chosen prior to a planning application to avoid  abortive work, redesign or amendment, or even  resubmission for planning permission.

However,  developers  whose money is at risk, frequently hold  off deciding on the construction technique until the last  practicable moment, in order to get any advantage from  fluctuations in material or component pricing.

Given the potential for lengthy duration of planning  applications, this means that there is little incentive to  prepare initial designs for planning with a prior decision  to incorporate MMC firmly embedded. In cases where  the developer has a financial or business link with the  supplier, this is less likely to be the case. As the majority  of commercial or  residential developments involve some kind of arrangement with a developer, agreement on construction systems is often left to the stage after planning.

3. TIME INVESTMENT

Another very significant factor is the time investment required at  the early stages of projects. This is needed to develop the design when the project is still at risk. There is a  direct relationship between the scale and complexity of  MMC component and the amount of time required to  develop a design at an early stage.

The introduction of advanced or complex MMC  techniques into the design process is potentially costly  to the design team. A significant amount of research is  needed to explore alternative systems, to obtain  verification of suppliers’   credentials, investigate  mortgage and insurance issues, visit previous sites,  talk to system suppliers, obtain technical performance  guidelines, understand junctions and interfaces, coordinate  other consultants, obtain building control input  and so on.

For a consultant, the only way of investing in this  research is either through timely payment of increased  fees by a visionary understanding client or through the anticipation of increased future productivity through repetition when a  project is phased, or large enough, or likely to be  followed by another similar project.

The potential of learning a system and then being able  to repeat lessons learned efficiently is a powerful  incentive for both client and consultant. By contrast, HTA’ s project at Basingstoke is an example  of a phased project with a three to four-year duration allowed the design team to repeat  various elements of the design, and the manufacturer to  develop improved solutions to technical and supply  problems.

4. INSUFFICIENT COMMUNICATION

Improved dialogue at the outset of the  project is  vital if design quality is to be  maximised. Constraints and opportunities implicit within  a particular system are more easily incorporated into  design if partners communicate pre-planning.  Increased early communication can be fostered through  improved long-term partnering relationships.

Clients  should also partner with a range of suppliers and  architects so that choice and flexibility is not restricted.

5. INEXPERIENCE

Generally, the inexperienced client or design team will  have to do more research, with the result  that there is likely to be significant design development  without a specific system being incorporated.

This is a  disincentive to using a more complex system involving a  higher proportion of MMC, where early decision making  and knowledge of a system’ s capabilities have a decisive influence on the nature of the architecture.  However,  encouraging the take up  of MMC through the use of a dedicated funding mechanism may  assist clients  in  finding time for  research into suitable MMC techniques.

6. SUPPLIER’S ROLE

Site capacity  studies and early stage pre-planning design studies  could be undertaken directly by system suppliers  on behalf of clients, cutting out the usual procedure  of commissioning design work by independent  consultants.

7. ASSUMPTIONS

There are a  number of assumptions that  are generally held about certain types of MMC that may  have been valid at one time but are no longer true today.  There is a need for reliable and up to date information  comparing system criteria, performance data, timescales, lead in times, capacity, construction time,  sequencing issues, limitations, and benefits.

Therefore  it would be helpful if a forum  for discussion and experience exchange was set up.

8. DEMONSTRATING THE BENEFITS OF MMC

There is still a large amount of skepticism about the  need to go very far down the line with MMC. This is  reflected in the acceptance of the desirability of  maintaining or indeed enhancing the pool of traditional  craft skills throughout the UK.

A balanced view is that there is a demonstrable need  for the wider use of MMC which is recognized by both  industry and government.  The best way for clients  and the public generally to  become more confident and knowledgeable about the  quality of design achievable through MMC is to see it  demonstrated.

9. FINANCIAL INCENTIVES

There is no doubt that spreading the burden of  investment through the life of a project helps to ensure  a higher standard of specification and hence quality. In  the Netherlands, a ‘ Green Financing’   system has been  developed by the Dutch government that provides  favorable loan finance when certain sustainable  standards are reached. In the UK, the Gallions HA  has  pioneered  a study of this, based on a scheme in  Thamesmead, ‘ the Ecopark project’.
